Today we're talking about a surefire way to make your buyers angry if you're selling your home - taking items out of the house they are expecting to stay. I always tell my sellers to follow this rule...if it is attached to the property, buyers will expect it to stay. For example, curtain rods, plumbing fixtures, thermostats, security systems. If it is attached to the property, buyers will expect it to stay.
There are also some items that are NOT attached to the property, that in your area buyers may expect to stay. For example, in our area it's customary for kitchen appliances, bathroom mirrors, and (often times) washers and dryers, to transfer with the home to the new buyer. If you have a question on whether or not something should stay, be sure to ask your agent, because you don't want to have an angry buyer on closing day, if you remove something that was agreed would stay in the home.
If you are a seller, and you know that you want to take a specific light fixture or appliance with you to your new home, be sure to take it down or switch it out prior to even taking the listing photos, or be SURE to tell your agent so that she can let prospective buyers know.
